Two of the most common construction delivery systems in use today are design/bid/build and design/build.
Following is a brief discussion of both.
Design/Bid/Build is a sequential process with distinct, key steps and is the construction delivery method familiar to most people.
When using this method, the owner selects an architect and enters into a contract with them to design the project.
The architect consults with the owner and prepares detailed project specifications and plans.
When satisfied the plans reflect the anticipated project scope, the owner approves the plans and provides the plans to contractors.
Each contractor will review the plans, prepare a proposal to complete the project as specified by the architect and submit
a bid to the owner. If the bids received are compatible with the project budget, the owner must then select a contractor
to build the project. However, if the bids received exceed the project budget, the owner faces more difficult decisions -
such as value engineering the project to bring it within budget or to re-evaluate the project budget altogether.
By contrast, the design/build approach is a turnkey arrangement between the owner and a general contractor.
The selected general contractor serves as the single source of responsibility for the entire construction process.
The project design is prepared by an architect hired by the general contractor. During the design phase, the general
contractor works directly with the owner and architect to develop a scope of work and project schedule based on the owners
design requirements. Because of this close working relationship, customer expectations are understood from the beginning of
the planning stages, by both the architect and the contractor. Decisions about relative construction costs are addressed
at this point, streamlining the design process and assuring compliance to the project budget. Construction can begin even
before the design is complete and continue simultaneously as the project design details are finalized.
The design/build approach reduces project delivery time and controls project cost.
